They usually meet the 3rd Thursday of each month but confirm on the website if you plan to attend an upcoming meeting as (very rarely) sometimes they have to do a different day.Also your profile says you're from Boston so if you do anything in Mass I'd recommend the Black Diamond Real Estate Investors group (blackdiamondrei.com) as they are also a good size and helpful (and, like RIREIG, don't try to sell you stuff :)

Of course, this never happens, because tenants do not sue for one day and its rare that a happy tenant would sue,  but that is how it works in MN when it comes to heat.

Option 1: Do I take all of my excess cash flow (which I don't need) and pay down the debt as fast as possible - with the intention of refinancing, using the proceeds to purchase other income properties.Option 2: Save all of my cash flow to combine with my other savings to fund another down payment and just do this as quickly as possible (while still keeping a reserve for disaster etc..)

Depends on what your contract says, but very rarely will a seller ever agree to a termination for end buyer contingency.
