In what amount increments? 

Basically I would have a set amount of time to get X amount of mobile homes in and the numbers goes up in 6 month increments.

Yet appreciation can make you wealthy IF you buy in a rapidly growing market with conservative low cost financing supported by the rents and backed up by your own cash reserves for rainy days. 

Increase rents incrementally to existing tenants, and full market at turnover. 1 bed = $750; 2 bed $895.

The markets I heard most about was Memphis and Little Rock (obviously b/c I was invited to present and those are the markets I represent), Columbus, Ohio, Chicago, IL and Indianapolis, Indiana and some guy doing land contracts in Grand Rapids, MI that I could not figure out.  

Most of Texas is considered an emerging market where equity is rapid and huge.

Were there any improvements done to convince such an increment?
