Running out the cash flow #s then, assuming the 50% role (which seems reasonable given an older home), I'd break-even or lose a couple hundred backs a month.I love the thought of having paid off real estate generating cash flow down the road.

A $1,000,000 loan is not something one just gets easily, and if you don't qualify now you'll likely need to generate a lot of income in the next 5 years to do so, it is possible if you have to sell and the property appreciated for you to reap all the rewards that you could create resentment between yourself and I'm going to assume siblings.

@Al PatThis question is not that easy to answer as it was before.Basically you want to see if your entity should be taxed as an S-corp or as a Partnership.1) It depends on what your joint income level are2) It depends on what activity the entity is doing(Buy and hold or flipping/contractor work)3) It depends on the income that will be generated by the entityS-Corp can potentially save on Self-employment taxes. it will require the filing of an S-corp return.

Honestly, if you have $60k in equity, it would probably be smart to sell the property and use that $60k to actually generate a return somewhere.
