Last year when I bought the duplex, I made it clear to all prospective tenants that the way i collect rent is through "ERentPayment" because I am not a landlord that chases down tenants to collect cash, or checks or cashiers checks, etc.

@Robert Dais in defense of the PM, some tenants do their best at trying to not work with you on showing to prospects.

The generalist while helpful might miss some key things that affects the out come and performance of your property into the future. 

In either case, all of this will apply, it's just easier to set up meetings with prospective contractors if you have unlimited access to the space you wish to renovate.

Right now I am mostly interested in learning and discussing the marketing and prospecting piece of finding new deals.

Also, a permit means nothing to a prospective/under contract buyer.

The house is wired for cable and fiber optics so that should cover most prospective tenants.

Also, the prospective tenant says she will prepay you each semester.  

Always remember to do the math analysis and try to look at prospective properties before you make your offer or at least have a clause in the sales agreement that allows you the time (about 10 to 15 days) to make a detailed inspection on the subject property and possibly back out of the deal without a penalty that will hurt you too much.
