Usually that would be a distressed property that requires rehab work.On a side note, I think it would be interesting to present you as the property manager to the prospective buyer.

Its my understanding HOA's are required to have an outside review every three years conducted by an outside firm with an internal review for the two year balance by the HOA. 

we interviewed 3 different CPA firms and individuals in order to decide who we wanted to go with.  

We started talking about our careers and he told me that he started a real estate business and was helping investors by pooling their money together to create capital for his business and was rehabbing homes and offering a lower rate to prospective buyers.
