Always do the math analysis on your prospect properties and look at them before you make an offer or at least have a clause in the sales contract that allows you the time to inspect the subject property without a penalty if you hire an Inpector to look at it and possibly back out of the deal without a penalty that is any higher than your earnest money deposit.
