We are trying to weigh the pros and cons of investing out of state, where prices are lower and deals are more plentiful.  

I thought it'd be good for newbies, such as myself, to hear what the seasoned pros are budgeting for CapEx.

I live in California and own a few properties in the midwest, and I have heard not-so-great things about using LLCs for small-time investors (i own mostly SFHs and townhomes), like it's more difficult to get a loan to purchase more properties if it's owned by an LLC.What are the pros & cons of owning under an S-corp?

Southern Cal may be challenging because of high prices, but the rents are high too, so maybe not so hard...anyway I need help getting started so I'm really glad I found BiggerPockets and I'm hoping all you pros can point me in the right direction.
