Appraiser will not give it any value if county records show it as a 3BR and you don't have any proof/records of a permitted addition.

But, we finally had the proof we needed.

It can be in your place just formalize it.Another thing you should do is to get your financing figured out and get a loan pre-approval loan letter or have a proof of funds.
