Once you have a green-light, then you will need to pull the necessary permits to do the work and arrange for the (seemingly endless) parade of inspections as your job progresses.

You could buy in the path of progress, but you have to know where that is, and it's still a bit of a gamble that the particular street you buy on will have gentrified enough by the time you move here.  

Have you made any progress on your end?

These would include a lending attorney, which you should still spend some time with, a loan servicer, if required, and a disbursement company that can check construction progress and pay your borrower as the rehab is completed.

It is a great way to leverage your property and progress with your goals. 

You have made solid progress but w/your first foray into the apartment world, perhaps you also look to team up w/someone who's been active in that space as well.  

To further evolve and progress in the realm of real estate I thought it would be beneficial to get my real estate agents license.

Did you decide to go to the Gene Guarino training or have you made any progress on opening your own ALF?

To quickly summarize my position:- I own 6 properties currently.  2 commercial, 2 duplexes, 1 flip in progress and my primary.- I am employed full time with a six figure income, credit score of 809, zero consumer debt.- Have good equity and cash flow in all of my rentals, $275K in equity in my primary that I've been in for 3 years.My problem is, I can't get a loan!
