By it being a side entry driveway, more concrete, less grass, and I almost want to say tougher for me to resell the house if I wanted because the lack of a yard.This bothers me and they are planning to pour foundation this week...Any suggestions, what do you think about this situation?

im under the impression you actually had to have the property to be able to sit down and project numbers. my plan would be to add value by updating the kitchen, putting in laminate flooring (it looks like concrete), and other cosmetic stuff. possibly turn the 1.5 bath into a 2.0. haven't gotten to walk the prop yet, so idk if that will be an option.

It obviously has deferred maintenance and a load of work to do to bring it up to potential value and that will cost money.Unfortunately most owners think buyers should pay top dollar for a turd they have not even bothered to polish.

Although I've heard a lot about if the algorithm matches (ARV x .7 - repairs - fee = MOA) then finding a buyer won't be a problem, that just doesn't seem so concrete.

There would need to be repairs made to the interior such as:DrywallCeilingRemoval of a shower (see below)FloorsThere are also some permitting issues that would need to be corrected such as:Ramp to comply with ADA guidelines2 handicap parking spaces to comply with ADA guidelines1 of the handicap parking spaces needs to accommodate a handicap vanA landing would need to be built at the back door, currently there are only concrete stairs leading up to itRemoval of the shower (it was not permitted)Finally, I will need to pave part of the parking lot to comply with the handicap parking; right now the parking lot is mostly gravel though there is some (very little) pavement.I was surprised to find that it is in an AE flood zone, but luckily the BFE is 11 and the current elevation is 12.

I do have a couple leads on some private financing to get me started with down payments, though nothing concrete at the moment.Also, my personal credit is not great at the moment, but in working with a mortgage lender to get set up for purchasing my primary residence, it seems that paying off my credit card debt will help that quite a bit.

Most of the time it's gross & messy with various random holes in walls, broken doors, broken windows etc...It's rare, but sometimes they go totally ape s*** & do things like put concrete down the toilets or turn on a tub & then abandon the property while it's still on.

Home owners who lost a home to the bank can be pretty spiteful... concrete down the piples rip everything out.. take all your cabinets appliances fixtures etc etc. when I was very active at court hosue steps buying 50 to 80 props a year we dealt with 2 to 3 very tough cases a year.. we also had some that moved out and cleaned the whole house for us and left nice note with the garage door openers the keys etc.the Risk is your only buying one... .When we had a big bummer we amortized that over the other 70 homes we bought that year.go knock on the door is what I would do

They had to drill about a 6" hole in my STAINED CONCRETE floor (I lived on the bottom floor) and pump this stuff in.
