If the dwelling unit is a public housing unit or other housing unit subject to regulation by the Department of Housing and Urban Development, the landlord shall be deemed to have accepted rent with reservation pursuant to this subsection if the landlord gives the tenant the written notice required herein for the portion of the rent paid by the tenant.

My biggest issue is probably the local governments and their insanely inconvenient and dumb regulations. getting permits is a pain, ordering inspections is a pain.

I'm looking for a non owner occupied insurance carrier to cover the 5 bed room 3 bath home I am remodeling in cottonwood AZit is set up as a single family dwelling with a addition for a mother in law aptthe city will not allow me yet to be classified as a duplex but for all intensive purposes it is not sub metered sq footage 2864 with arcadia area in middle of homethe purchase was 70k owe about 46k on the property  and it sits across the street from the medical centerall new plumbing, electrical, drywall and heating/cooling unitstill under construction, will need about 30k to complete

Pueblo is actually a very inexpensive place to live so 50% is probably a good estimate, but I wanted to be conservative.   30k for renovation is way conservative especially considering the rooms have plumbing so converting 1 to a bathroom will not involve re-routing lines.I also assumed a loan that was expensive based on SROs being hard to finance.
