@Fan Bi“Back of the envelope” numbers don’t play well in Central Maine in my experience.

It doesn't bode as well for appreciation plays but provides relative stability in recessionary periods.

Shop around and don't be afraid to play the lenders off of each other.

Instead of playing the google game and hoping for the best, I’m hoping to connect with some local investors to see if someone could get me in touch with a contractor that they’ve good experiences with.

The investors that looked at the property may be looking at it to flip whereas you will be looking for a long term cash flow play. 

Cash flow can be divided in many ways, and those two factors play a huge role in my view. 

If you are looking for heavy value plays, you might want to find undervalued properties with blatant deferred maintenance etc.
