I'm truly lost when I look up wholesaling real estate, I wouldn't mind being the " investor ", to loan out physical money in hopes to receive profit, but any tips would be great.

What are the best ways for me to do this exercise without engaging a realtor?  

Take every opportunity to physically inspect properties in your area.

Presumably unlike many others here, I don't have a preference for physical securities and a hands-on approach.

I've been warned in the past to actually not wash before drying as not all dryers will heat the wet clothes high enough during the dry to kill the eggs, while if they're already dry, its not an issue (yay physics!).

@Brian Eastman I was wondering if you could comment on an exercise I recently did in excel.  

It's pretty easy to understand how to find these auctions, and that I need to physically be at one, but other than that, I have no experience of what happens AFTER you're the high bidder, and I'm sure it's different with every property... 

Six months later I sat out on my journey to obtain financing once again, but way more prepared with spreadsheets, rent comps, the physical evaluation and notes for the property etc.
