Winter Park is too expensive for single family, you might get an older home on the Seminole Co. side for under $300.Townhome vs single family is a supply issue right now, townhomes have higher HOA costs ,but generally no exterior maintenance, appealing to younger people that may need to have a room mate and don't want to have a yard etc.

My house is located literally a block away from the most appealing part of town.

Dear fellow investors,If you have done a purchase price allocation, do you do one loan for your purchase with a PPA break down for accounting purposes and real estate tax appeals?

We have improved curb appeal and successfully raised the rents by 10% as they were way under market. 

The idea of Airbnb appeals to me because we could have places throughout the US that we wouldn’t mind visiting on vacation.

I'm trying to figure out how to dial those down  You can probably just ask the photographer. 

I live in CA so I'm trying to understand the process of appealing for a non-resident. 

The idea of BRRR appeals to me strongly.  

Buy a cute place in a decent location, furnish it well, pay for good photographs (super important), maybe add in some special touches -- coffee bar with little snacks, a game room, a hot tub (hot tubs do really well) -- and then be responsive to customers' requests.
