Sometimes homes do not have the correct number of Bed's or Bath count or square footage so the calculation will not be correct.If you use the search tool to filter and look in that zipcode for "Identical" sold homes in the last (6 months) compare all of the most recent sales and proximity of up to 2 miles to gauge the value. 

I just purchased a LTR in Columbia last year and I have no regrets.

However, I will tell you that I sold 1 property last month but I used those funds to pick one up next month, and I hope to close on another one in January.

They are often quite simple, have few parts, and can be easy to troubleshoot and even do some routine maintenance and minor repairs yourself.I've had to deal with a couple furnace issues in the last year, in both cases a bad logic board was the cause, and we only discovered this after having multiple HVAC companies come out and assess the problem, struggle to find the root cause, often replace other parts unnecessarily, and ultimately shrug their shoulders and recommend a full replacement at $5k+.In one case, I went online, bought a logic board and installed it myself to fix a furnace that wasn't working consistently.

So far the property has returned as planned with he first year being a little under plan and last year ending a little above plan.

But remember that rents and residential property values have basically doubled over the last 5 years. 

I believe you have 2 years to claim the property 19 tax base and he must have lived in it for 2 of the last 5 years to qualify as a primary residence ?
