I just bought a duplex in Los Angeles which has a large backyard I am thinking about building another duplex in the back but I’m not sure if this I covered under the new ADU law that was passed.

Thanks to Corey Dutton for starting this thread.I too am watching with angst and astonishment at the Los Angeles, CA market appreciate 3% per month (per my realtor friend and colleague) with ridiculous and tight inventory. . .I am just gettting into the game so I am sidelined and defer to my wiser and more experience brethren.Will Barnard is a baller and already in the game, so I am very interested in his take on what is going on.I agree with Scott W. that the government, the banks, and the Hedge Funds are doing some back door dancing not available to the general investor public.So, any prognostications at when we should jump off the fence and get back in the game?

I know that municipalities (specifically Los Angeles City) don't move quickly, and in fact the inspector said I would get some documentation in the mail in 4-6 weeks.

Mike Palmer and BP friends I would strongly suggest you stay away from th "Flushmate" stuff Its a time bomb,,,its a black plastic pill shaped vessel that collects compressed air on the water refill of the tank They are bad news,,,,if they fail in the middle of the night,,blow out and leak ,,youll have one hell of a problem and an angry client Stick to a reliable tank style toilet like the Kohler,Gerber or Toto and sleep at night,,, DD Los Angeles
