I am debating adding an actual rough offer into my letters, as I think sometimes calling or writing and essentially asking if they have considered selling almost always gets a no because the owner assumes you will lowball them, like most other investors. 

If you are just getting started in multifamily real estate investing (perhaps making the jump from SFR – single family rentals – or flipping) – make sure you are well prepared if you jump “up the ladder” too quickly – the world of 2-10 unit multifamily investing can offer a great “bridge” between SFR and Multifamily for any budding real estate investor.

I am a big fan of Hal Elrod miracle Morning practice as it has literally change my life in so many ways.  

For example, a home equity line of credit (HELOC) might offer a more flexible solution to fund the repair without the commitment of a second mortgage.

We have a older TOH park and getting big offers from hotel chains to buy, close and redevelop. 

The LLC offers no advantage here so forget it.

This will give you some hands-on experience and an opportunity to put into practice what you have learned from reading the book. 

Spend a lot of time on google and youtube to determine what type of offering/company you want to setup and how you want it structured.

Curtains are okay, but they tend to offer less protection depending on the tub design.
