Let me say that the husband is the total opposite and has occasionally helped me out with no charges with the property.I ve thought of moving (out of my own house) and renting both units out.  

I have occasionally found contractors who want to base their billing on a large percentage of what they think I'm going to make on a particular project, instead of the size and complexity of the actual project at hand.While it is human nature to gripe about our bad experiences, it may be more productive to use social media to talk about (1) all of the great projects you are doing and (2) all of the positive experiences you are having with good contractors.  

Once the site is pumping, you are set, it will sell itself when it comes up on search engines.Here's a couple of things off the top of my head:Beds, Couches, Sheets, pillows, towels, dishes, etc.
