With retail most non-bankers lenders start at a 2 million loan balance.If they are older and do not want to deal with it maybe an owner finance situation?

A possible thing to keep in mind, having been on three boards (and lived in and rented out condos, two currently) this does signal that non owner occupant rentals are on the board's radar. 

In a non appreciating market historically then I don't think owner occ is quite as important but its still a great way to buy your first 4 plex with great terms.
