2) Lenders - where did you find success in your early days building a network and pipeline of actionable investment opportunities?

The past couple years, this tenant has taken liberties with some things around the property that have created a safety hazard for others in the building and a liability for us as the owners.

You usually have to do significant renovations to the property and build up to that kind of return over time.

We're funding in excess of $35mm a month in short-term, construction loans, so we're doing something right.As for the idea that some construction manager builds your rehab schedule is false.

All of my SF deals have  been with boomer+ landlords that have been self-managing for decades.I look for tired plexes like 70's builds that  need paint and window coverings with smokers and pit bulls as tenants and crude for rent signs.  

Go to zillow and look for rentals in the same neighborhood of about the same size with the same number of beds/baths.
