A great real estate metric to live by is the stabilized yield on cost which essentially takes into account the value added to your real estate once it is up and running/stabilized.

One property is a condo (in CA) that I rent out, and the other property is a house (in NV) that I live in and rent out the other rooms.I quit my W2 job last year to start a business, which is slightly profitable today, but I reinvest everything back into the business.I have a bunch of cash saved up and am comfortable deploying $100K into another property in Las Vegas ($80K down payment + $10K furnishing + $10K margin).The only problem is that I’m not sure how to finance my next house without W2 income.I talked to a few lenders about DSCR loans, and most say they calculate rental income based on the entire house, instead of by the room.I would love to get the creative knowledge of the BP community on how to fund my next home 🙏🏼I'm also open to any lender referrals 😊

I'm in the Tahoe Reno, NV market used to live in SLO CA and still have family down in LA and Temecula.  

I've narrowed in on some areas I personally enjoy and at first glance seem like they would be good STR markets in the PNW where I live.

We don't have a W2 and live on rental income.

A lot of Delta Air Lines employees opt to live south of the city for easy access & less traffic to reach the airport.

I feel as though I'm a bit priced out of the multifamilies here (at least in the towns I want to live in). 

Your title implied that you might not do that step.To your question, I think the first factor I had always taken into consideration is: do you live in the house?
