As a property manager, I can tell you what the vacancy rate is for the apartments I manage in Connecticut. 

This strong attribute is being reflected in the current Cap rates around the Boston metro areas.  

No compensation may be paid to the manager of the IRA LLC if the manager is the IRA owner or a disqualified party.

This manager is doing a great job of protecting everyone!

Property management is when the manager is acting as an agent for the owner, has a fiduciary duty (i.e. has to act in their best interest) to the owner and takes on none (or very little) of the legal liabilities associated with ownership.As a tenant (master lease holder) the property owner is still your landlord  and all that means.Good luck,Oren

Passive investments here in B/C Class I think are asking for trouble unless you know, (not think, KNOW) that you have a good manager.  I
