It looks like they are sending out refund contracts kind of on a first-come, first-serve basis, with some levels of priority because there are so many investors in these deals, which is why I'm posting this to get moving on this ASAP given the number of investors who are jumping in for refunds.I do not recommend you stay in this deal because they will be raising prices.

I've even made an offer on a distressed property in my last trip and had a great experience negotiating and trying to workout a deal.

MAX I would pay is 650k, and that would still be below avg of a deal.

How would you deal with it?

Does cousin B have the cash laying around to pay all the taxes on his sale after using all his sale’s cash for this deal (to avoid taxes he must use all cash.) if the IRS denies his exchange and demands the taxes be paid?
