It looks like "average valued" slots in the area are going for 1000-1100.Overall I feel like the CoC for this is a little low considering the initial cash needed.

See if they will accept your offer with 0% interest (or very low interest)And then they would teach you to turn around and sell the property using seller financing but raise the price by at least 10k, require a larger down payment, and put a higher interest rate.

My recommendation is to use up your low rate traditional 30yr fixed rate loans while you can.

So if the purchase price is 950K, then that works out to roughly 17K per unit; and if the purchase price is 850K, then that works out to just over 15K per unit.Per unit prices like that usually indicate that the location might not be so hot and the typical rent will be low.
