I think it's because it costs money to train them and they (mangers) think it's best to just send them out and hope they learn on their own.

In either scenario you want to make sure you account for the "cost" of the money in your deal analysis so you account for your HELOC or mortgage payments.  

You will have to get the alderman on board (politics..) and then the neighbors about hours and parking..It's a cool project, it feels like you make an impact on the community, but I would only do that if I had too much money, nothing to do with my time and looking for a proper challenge.

My suggestion for your situation is to work hard and save up as much money as you can for a down payment.

Those same people are now left with their tail between their legs as not only are they not getting 18% they are losing 50-100% and will take a close to a decade to recover those funds. 

Everyone sold and most for retail money, so don't expect bargains or flipping profits. 

Perhaps you can do low money down and live closer to where you are now?
