Has anyone found a local bank in the Chicagoland area that offers a loan like this?

Do you know of a local real estate investors club in the area?

(an actual trust account seems to be overkill, but maybe that's the case)- The phrase relating to location of the account - what does this actually implicate? 

As far as location’s you will more or less be limited to D.C. and frankly not great areas in the city, there are pockets of Maryland that have them, mainly some parts of Baltimore, a few parts of Baltimore county, Takoma park, Hagerstown & a few parts of the eastern shore but the vast vast majority will be in D.C. 

Give them contact info for a local gym that has drop in fees.

So, we spent thousands of dollars on 4 months in an Airbnb and local storage WHICH WASN’T EVEN NECESSARY.
