So you have the property and now you need to make the property pass inspections for the assisted living permit/license that you need in order to operate the business.

As an agent, i cant solicit someone if they are working with another agent.have you ever heard of someone losing their license by doing this?

I'm a realtor and work with clients (buy and sell) but also use my license to sell our own flips. 

Also i should mention i have a real estate license.  

My brother is in the construction field, i got my RE license couple months back, and my oldest brother is in finance.

If he's not licensed (thereby NOT an architect), I'm not sure what your recourse may be. 

I just happened to have followed the thread, or I wouldnt have seen this.You are a licensed agent...so what you should do is put it out there to your office that you are willing to buy whatever unsellable properties they have that come in.  

I have held broker licenses in South Carolina and North Carolina before becoming a realtor associate in Florida in 2014.  

I'm not in the business of charity, and legally I'm fairly certain doing something like that would be a huge red flag for acting as a broker without a license (because the only way the tenant buyer would have lived in the home and had their option lease purchase/option on the home without me getting my assignment fee paid first, would be if I structured the deal for the buyer/seller, and my compensation would be paid when the sale happened.... and if your compensation is based on the sale via the escrow account, and not the assignment of the option, then you're selling real estate and your compensation was tied to the sale, not the assignment.

In regards to General Contracting I am still operating as a licensed contractor in this area and the northern suburbs of Chicago but I am looking to stay within 20 minutes of Lake Geneva in order to better manage my projects.
