Since you agreed to give it to him, I would, but when the lease expires, I would ask him to remove that clause or at least have a discussion about why he wants it, if you elect to stay there.I would place in writing the violations on his side, that you know he violated your privacy and is breaking the law to not provide you adequate notice, and that you will take him to court if he does it again.

There is however case law to go by from previous instances.

Suggestions--be fair but firm, stick to your written policies, treat all people equally, do not get involved in a tenant's life or drama. 

Similar to you, I started my career in real estate working for a large commercial firm and quickly realized I wanted to be on the investment side myself.

thats a question best researched with a RE attorney who knows tenant/landlord laws, and probably worth speaking with some local PM's in the area as well about their experience. 

For instance, my mom-in-law fell last June,  hospitalized, and stayed with us till 2 weeks ago.

Any draconian landlord/Tenant laws I should be aware of?
