Also I am most interested in learning about assigning the offer to purchase ( because I would not be able to take title )In order to do that what language do I need in the offer to make the seller aware I plan on assigning the contract.Do I need to assign the contract before the due diligence period is over?

Sounds like your friend is pretty shady to me.And their may be language in the listing agreement that covers a sale for a certain amount of time after expiration of the agreement.

I have taken many paid for sales training courses over my career along with other paid for class's one can study on their own to be a Morgage broker ( I am a Mortgage Banker personally) and I could never have passed the test without the advanced cram course in that subject matter same with RE brokers license you don't need to pay for training but you do need it to pass the test at least 90% of the folks do some are simply smart enough to read a book and pass it but most are not my self included when I was starting out.

And that resume has to show that you didn't stop your formal education after the 12th grade.I think if I had it to do over again, I would have pursued a liberal arts undergraduate degree, using those years to learn more about history, the arts, literature, language, etc.
