That project's CC&Rs were set up so as much of the exterior as possible was the individual owner's responsibility and the HOA only was for one of the two driveways which was shared, the small amount of frontage landscape they shared and the electric meter for some lights.

We refinished the floors, completely redid the kitchen, painted, replaced vanities, toilets, sprayed the tile in the bathrooms with enamel paint, replaced sliding glass doors, HVAC, interior doors, and regrouted and coated the sunroom brick floor, repainted the siding on the exterior, and had some minor landscaping done.

Is the yard fully fenced, do they have insurance that covers it, ask your insurance company and if it checks out along with city bylaws, make sure the deposit you have already is enough to cover damage to the landscaping in case they do NOT repair the damage from the pool.
