Many landlords sell with owner financing when they want to retire from rentals.

If you intend to buy and hold study, know and fully understand all state landlord/tenant regulations before you buy your first property.Other than that my best advice is you need money to make money.

Any time I wanted to buy another house, I'd print out my P&L and my Balance Sheet, and Also My P&L by Class (Which is a Profit and Loss per property), giving me my bottom line and net worth, per house and per unit.  

And in Cleveland, I understand as a Landlord you need to be aware of Judge - who really likes tenants and really hates landlords (but that is a rumor I have hear about)

I wanted land, but if they are out of reach?

I started out swearing up and down that I was going to flip a bunch of houses and never be a landlord.
