I however had to wait the 6 months to be able refinance off of appraisal because as you, @James Clements and I all know the delayed financing prevented me from getting back anything above my purchase price and closing costs as they were listed on my HUD. can you PLEASE PLEASE PLEASE explain in further detail on what you mean by involving your lender in the HUD before closing and on "loading up/optimizing the HUD".

Not sure if you're still working on this but I've been involved with one park with a lagoon so my experience is limited but in that case it was a financial nightmare.

In doing so I and my best buddy from college are partnering up to divide the operational cost involved upfront in investing in our first purchase.

It is probably the simplest way to get involved in real estate with no experience and still get a decent return without taking on too much risk. 

Is the unit they applied for somehow different from your other units?

Hello everyone I’m Patrick and there is a auction coming up this summer for a rv park that is beyond run down about 20 spaces that have pre 90s rvs on them grass is two feet tall gravel road is almost impassable I mean it basically looks like a trailer scrapyard but it is directly next to hwy 35 just off a exit south of dallas anyway I thought since the rv park was so run down people may only value it for land and I could add value to the park by evicting the tenants and rehabbing the park I’m aware of the costs involved in such a task I’m a contractor in the area Never bought at auction though inexperienced in that regard if anyone has input or advice I’d love to hear it thanks

If that's your specialty then great, but property managers often refuse to manage D class properties with all the involved headaches and the safety of their staff.
