I would be extremely cautious of anything that is less than a year old on the internet.

Through some internet searches it appears that the city governments of Southern Pines/Pinehurst are trying to slow the short term rental market in the area.

In that case layout depends on the market and demand.

Could we not have all the properties under one LLC and then create individual contracts for each property to lay out the percentages and sharing profits for each investor? 

In my situation the property was distressed but had a great layout and great flip/BRRRR potential.

I think you'll see more macro effects of workers relocating to fast internet, cheaper COL states.

Don't forget to photgraph the basement and sketch out the basement layout, too.
