First, if it comes to the point that closing cannot happen, then I would request that of the seller first and see if they are willing to play ball.

She also said that they wouldn't owe tax on the sale of the "personal residence" portion of the property as long as the gain on that piece wasn't over $250k for Individual / $500k for Joint.  

Maybe you can increase income by renting rooms individually for a greater return.

hey everyone hows it going hopefully great ,thats all good points but what about a person like me that has been born and raised and survived in a war zone and sees no problem making money in a war zone , I looked around and asked the same questions to other individuals but got a very short answer now do they just not want to give there secret out or do they just not want to tell me ?

So I maybe incorrect in my thinking but the stability from 4 separate units- to me- seems to be a smart play.
