She's an inspector out of San Diego and she had two great houses.The first house was an REO where the REO agent was concerned about "discoloration" and the other was actually going through remediation.

Inspectors reset their values about every 3-5 years, so I can see the current values going up to reflect the bubble values, even though the bubble has burst and values are currently lower.Go figure, quick effective governemnt?!!!!!!!!

I was concerned that there could be municipal liens that a title policy wouldn't cover.Another thing: do the wholesalers give you an inspection period like you would get on an REO, so that you can have a real inspector come through, or are you expected to do your own inpections and make a snap decision of whether you want to buy or not, given that the wholesaler may only have a short time frame to when they have to go to closing?

Rats can cause damage to the electric wires, they will eat the casing off of the wires.I do not know if this house has a attic,if it does,the insulation is probably trashed with their discharge.The reason I bring this up,who ever buys that house,and brings in a half way decent home inspector, they will know the past situation.

There is a big different IMHO, between a due diligence done for the purpose of buying a property to live in or buying it as an investor.When I started, I used to use home inspectors.

Hello all, I have a general question about inspecting a mobile home....Would it be wise to pay for an inspector to come out and check the home out if I'm just going to turn around and sell it or conduct an inspection myself to my standards?
