I do think being in the environment everyday and networking was the biggest contributor though.I never really went to any meet ups but I will be going to any bigger pockets meetups in the future.

But I've recently gotten approvals close to or even a little over 50%.The other incredibly important thing to know about FHA loans on 3 or 4 unit properties is that FHA requires that you check two extra boxes. 1) you must have 3 months of your new payment (PITI, MI, etc) in savings after closing.

Covid has thrown a wrench into stuff but 6 month volatility is scary, 20 year AM while common isn’t the best (you can get some 25) and some portfolios have readjustments at 5 instead of balloons.But in an environment where the rates are so low and the fed is planning to keep them that way they may work for you.Comments that “they work out the balloons” are only as true as the banks current appetite for doing so.

Hello everyone,For quite some time I have been thinking about entering the real estate game, with a goal in mind, that I will be able to free up my time to spend it with my family, as well as work from home and be able to build my dream business with the help of real estate.An I think it is the right time for me to do so, here is why:My older daughter got in to college and we are relocating from CA to MA in September-November, she will study on campus at Amherst, but we want to get our first property after paying rent to someone for to long.My idea was to get a small multifamily, but clean environment like no landfills, no toxics, good water and air was a bigger priority for my family, so we are thinking to have a small, under 50-100k starter house that needs some work done, but has no exterior problems, has all the pipes and electric work in place.

From first contact to close, I'd say 2-3 months sounds about right. 1 month would be incredibly fast.
