If you want to get into real estate, it might make sense to get your real estate agent license or some other license that gives you credentials when you graduate as a baseline of knowledge and potential income.

Say your firm splits 50/50 with you (there will be some variation of the split it could be as much as 80/20 or 70/30) but that $12,000 comes into the firm and say you get 50%, so your taxable income on the transaction is $6,000.

The numbers showed that option 2 closes the performance gap as I approached my target retirement age (65+) and exceeded it in retirement.My calculation does not factor in equity appreciation - just compounding of present value.I like the fact that option 2 gives me income while waiting for retirement.

Hey Bryan, A lot really plays into the valuation and listing prices for properties: bed/bath count plays into it for sure, but also appraised condition, neighborhood location, neighborhood class, expected rental income, etc.

I think (emphasis on think) I have found a deal for me but here is my situation: I am a recent college grad with no 2 year income (just yet) and I came across this property inHamilton, NJ, in which i need between 100k - 144k after all costs (rehab, closing, 20% down payment) I do not have this money as a 22 year old, so I naturally wanted to get an FHA loan but the problem is, its a quadplex that has all units occupied, so i cant really live here because there would be no space, unless there is a way around this.
