I think it is a great idea to present a couple of different options to sellers, one of which could include offering a few thousand dollars down and pay the remainder of the purchase price over time, with agreed-upon terms like length of loan, interest rate, amortization, balloon payments (if necessary).

Since the building has been built, it looks like it's appreciated an average of 5% per year, including the market crash years.

All but 6 (including the one I'm buying) are owned by two large corporations that rent them out.

A vast majority of my acquisitions come from a combination of private investor funds and my own capital.

I've gotten 3 quotes for an approx 400 sq foot master suite addition (plans already approved by the city) and the least expensive was $150,000 - tile, fixtures, etc not included.
