@Joseph Grullon this sounds like a "lease to own" or "Lease Option" transaction. 

That said, getting your license or performing the transaction without violating licensing laws is certainly the way to go.

But again, we have no idea what kind of transaction this is. 

I guess it all depends on what kind of RE transaction you are doing.

An agent will also know how to transact deals without getting scammed (or at least minimize your exposure).

Real estate is very much an interpersonal transaction.

Scrolling through a bank statement knowing that all transactions are for your business beats scrolling though all of he personal transactions and having to decipher the business ones.

Second, such a transaction would likely place you in the brokering without a license arena.

It's not my business model, but having anyone live outdoors like an animal in the USA when they hand out Section-8 to illegals upon arrival is a hard pill to swallow.They need to sort the homeless into short term vs. forever types.Steer the help to the short-term helpable when they need it, and publicly house the "more eccentric" types out in the county away from civilization.Maybe have a poor farm where they can plant gardens to feed themselves if they are able...something to keep them busy.It would give all of them someplace to live indoors at least.This street begging/tents on sidewalks thing is Un-American.Just my 2 cents
