But went about it this way because I am closing on other properties in my own name right now so we used just the father's financials to qualify for this particular one, and the mortgage market does not allow lending directly to an LLC anymore.Simply put, our goal for tax reporting is to divide all rental income for this one property equally in to thirds, and to do the same for all expenses (mortgage interest, taxes, insurance, repairs, etc.).

. ;-) Also, I think the market is changing (I know a lot of people don't agree with me and that is fine) and those techniques are ideal when the market changes, I always react "contrarian" to the market and I've made a lot of money doing so.I don't think that it is that people don't agree with you - it is that we don't believe you.

If a sellers agent is aware of any material defect, they most certainly DO have to tell a buyer, even if the seller directs them not to disclose.
