A good place to look at would be a neighborhood next to a hot neighborhood where people are getting priced out.

Birmingham is white hot right now, to the extent that it surprises me every day. 

Hi @Bryan Levine I am in Orlando and our market has been steadily hot for years now.

I unplugged the fridge and melted the ice with hot water (I didn't have a blow dryer and the hot water would help loosen all the stuck food).

You could also do a friendly print out of "summer reminders:" It's hot, be safe!

If you buy a triplex and spend all your capital, Murphy's law says three months later a hot water heater will go, a refrigerator will go and the roof will start to leak in that spot the home inspector said to "keep an eye on it but it's nothing to worry about."

My market is experiencing multiple bids when hot properties that are priced well hit the market.

If you are screening out potential buyers by getting their financials, you better have a hot property in a seller's market.  

Has anyone had good success with multi families in VT or NH? If so, what parts?

As you know our market is red hot, especially in this price point.
