In lay terms, the carrier/underwriter is there to apply rates to your account, review loss history, review market conditions, apply debits/credits to your account, and send the agent a quote.

Considering she has excellent credit, strong payment history, and assuming low DTI, I would say there is a strong chance she gets approved.As Malcomb said, your best bet is going to be calling some lenders and talking them through the scenario.Good luck!

@Kenny TranContact your liaison at the local housing authority and find out what you can increase the rent to without impacting your tenant's portion of the rental payment.

Many lenders can not use that proposed rent if you do not have the history of receiving rent.

I am not accusing this author of it per se, but why is it often the case that someone comes in with no previous content and no picture making that kind of statement?
