I see Indiana with 15% going in cap rates but how the heck can you grow the rents and what's your exit cap going to be. 

Depending on your cash to initially invest I know Livermore is growing but the prices are high.  

I'm thinking about investing in Montgomery... is the population growing ?

Owasso seems like a great place to invest as it is continually growing.

I own a few properties in Ga and TX and am looking forward to growing more--however, I think it would be beneficial if I network with other like-minded individuals.  

We don't have a local real estate club here in Longview, Texas yet so there isn't much I can do in the form of networking at events.Once we figure this out and have a solid foundation to grow our business on, we will take it by the horns and make the absolute best we can out of it!

And you can't leverage this, or make it grow in value, then at the end of the term you don't even own it anymore.
