@L'Oreal---I am located in Frisco, but my subject property is near Grand Prairie and Cedar Hill in SW DFW.

Oregon has from what I understand very inexpensive power because its all coming from Hydo form the Columbia rivers 25 dams.. with the Grand Coulee being the largest.Its one reason you have many server farms in central Washington and in Oregon.

I wanted to get a better feel of his offerings before I drop a grand for the UF course  Of course, there are frequent references to other units of the UF course which I don't have access to, but, still some good information and videos.  

You wouldn't believe what some professionals here will do for the next 5 grand.

At a rent rate of $950 today, I would keep this thing forever and be ok with just a few grand in equity up front.

Cleveland's by a great lake, so it does have a climate that is somewhat worse than Columbus, but I've heard a couple times recently that Grand Rapids, MI is booming, and I'm not sure anyone has worse winter weather outside of Siberia or Antarctica.   

It'll take you 2yrs of savings just to recoup that 5k, add in a maintenance issue/cost you're probably going to be out another couple grand (assuming used car out of warranty).Why not save the 5k and get a side job to make up that 570 mo car payment... 

So, we are doing our best to maximize our opportunity and turn that grand luck into something bigger and better, but there is certainly a bit of terror around knowing there is plenty we do not know and likely even more we do not know we do not know. ;) Any insight, clarity, advice, assistance you can offer, will be greatly appreciated.
