Between the two major players of trade shows this is my preference. 

As for filling out the contract before you go look it is a matter of personal preference.

They have more skin in the game then you do.Make sure you get clear title.

We told them to ask the other neighbors for access, which Im assuming they said no.We would prefer no lines on our property as it deters buyers and even with an easement it is less attractive.

The other recommendations I have been able to find for the area don't service Independence, so I am out of luck on those and would much prefer to work off a BP referral then something like Angies List.Thanks!

Wholesalers reading this thread don't get discouraged its a numbers game; and investors receiving the mail you may need them one day and could potentially connect with one of the good ones that you will build some good business with.

She prefers to get cash for them instead of owner financing (she's almost 80 years old & I suspect she's not feeling well from what I could see when I met her).
