I don't do residential but I do get calls from other investors each month with their nightmare stories buying low income properties out of state.If you make 100 door after expenses but have to travel there once a year at a cost of 600 then half of your cash flow just went out the window.What investors usually tell me is things a great for awhile and then poof they get no return calls and funny things start happening.
