Look at it from their perspective; if you were a hard money lender, what items would be red flags to you for someone asking you for a loan?

@Art Maydan almost all insurance companies require, or like to see the lease make a recommendation for and require (in states where it is allowed) renters insurance.It adds an extra level of protection for you and your insurance carrier against liability lawsuits and possibly subrogation (recovery of the claim payout) of damages your tenant has caused.

It does seem like a potential red flag.

Looking to do a small flagged hotel and I need a seasoned  mentor who can answer periodic questions.

However, if you asked your realtor "hey, it's been 60 days, why don't we have an offer yet" and your realtor's ONLY feedback was the commission structure, that is a red flag to me.

This tenant was under property management (while I lived out of state) and there were no red flags until now.

It is also advised to contact them using a number you obtained at the very beginning when you started dealing with them.In general, if the company/person you are transferring money to suddenly change their bank account number, email, telephone number it is usually a big red flag that something fishy might be going on.
