Even when we do walk throughs on our turnovers before tenants leave, we often find a place looks like it will be fine on the initial walk-through and looks like a wreck once everything is gone.

We see this over & over, again & again - someone posts they need help finding a property and suddenly, every agent out there is "Investor-friendly".Funny thing is, RARELY do you see an agent sharing what qualifies their claim.In our experience, +95% of agents only know how to deal with owner-occupied transactions.

I find the majority of them to have low repair costs and high ARV.

I haven't been able to find the best answer when flipping for a primary residence.

If you find a town where the ban is revoked, you need to understand that it could be reinstated by the town or by the country should the local or central government change (again).
