With that said, it sounds like you and your wife fall more on the conservative side of investing, which is great and if you are in it for the long haul, you will have great success financially.  

Recognizing that this might fall into the category of dumb question, but I have always either financed with a bank from the getgo or bought and held with cash.

I actually looked seriously at a property in Holt this past fall as a rental, but in the end it didn't make sense for me.

Lets play hypothetical:)  my wife falls in love with a flip that we did, its financed with hard money and now she is really really wants too move into the home and make it our primary residence.
