I would guess that something the tenant was doing most likely caused their premature failure, unless they were very cheep knobs installed at the time of the previous tenant.

@Jay HinrichsFollowing up on your comment about syndication failures...I've only been looking at syndications about two years now, but every offering I see is at least 50-100 pages, and I swear that half of it is disclaimer language warning a potential investor of virtually everything that could possibly go wrong on the deal, to the point where no sane person would ever choose to invest in it.
